Purpose

The superintendent is responsible for managing the day-to-day operations, including monitoring and maintenance of the assigned buildings as well as working closely with the Property Administrator to oversee sub-contractors for various services.

Responsibilities

• Knowledge of HVAC, plumbing, and minor electrical.

• Perform monthly generator tests and fire equipment inspections throughout the building.

• Ensure building, amenity spaces, model suites, and grounds are kept clean and perform duties according to established standards and frequencies.

• Prepare and organize waste and recycling bin program.

• Seasonal outdoor work - light shoveling of snow and minor landscaping maintenance duties on an as-needed basis.

• Complete apartment inspections as needed.

• Complete unit turnover, including cleaning, painting and completing repairs to ensure the apartment is restored to move-in ready condition.

• Deliver customer service by delivering prompt, courteous service, and completing all work in a professional manner.

• Compliance of preventative maintenance program. Maintain up-to-date records and daily work logs; must be computer literate.

• Be on call outside of regularly scheduled hours and on weekends.

Requirements

• High School Diploma

• Minimum 1-year related experience in a maintenance or superintendent role.

• Basic computer skills.

• Able to work independently and possess a strong work ethic.

• Excellent customer service skill.

• Fluency in English, French is an asset.

Special Conditions

on-call rotation after hours.

Ability to lift, push and pull heavy objects (up to 50lbs).
